The Property Maintenance Side of Property Management

Property management can be a very lucrative, yet difficult business. It’s important to maintain a healthy landlord-tenant relationship, but in order to do this, both parties need to hold up their end of the lease. One of the ways that you as the property owner, or your property manager, can hold up your end is by performing regular property maintenance. There is sometimes confusion as to what property maintenance that you are specifically responsible for, so here is a list that should help clear that up.  

Building Codes
First things first, it’s important to make sure that your building is up to code. Legal building codes are put in place for the safety of the residents, so these need to be followed closely. Make sure that the emergency exits aren’t blocked, that the smoke detectors are present and functional, and that the plumbing and electrical work is efficient.

Before Moving In
It is the landlord or property management company’s responsibility to make sure the rental property is in good shape before a new tenant moves in. If the damage was incurred by the previous tenant, it needs to be fixed or at least noted. Carpets should be cleaned, and you can even repaint to make the home feel even more fresh and new.

Garbage Collection
You do not need to dispose of your tenant’s garbage yourself, but you do need to make sure that their trash is collected regularly. You should provide a trash can or dumpster for them to use, and make sure that the property is on a garbage truck’s route.

Maintaining the Landscaping
You or your property manager should be in charge of tree/bush trimming, and fertilization. However, if your property is a single-family rental home, the tenant will usually take care of the landscaping and lawn maintenance themselves.
